How much does Ajax home insurance cost in 2026?

Home insurance in Ajax costs around $1,320 – $2,080 per year as of 2026, according to LowestRates.ca’s latest quoter data. By contrast, Ontario home insurance premiums are around $1,875 – $2,170 per year, roughly $323 higher than Ajax’s (if you base the comparison on their midrange values).

How LowestRates.ca determines lowest and highest premiums

Estimated premiums are based on the average of the lowest two quoted premiums in 2026, with maximum available coverage for water protection using a profile of a 40-year-old homeowner, continuously insured for at least 10 years, who lives in a 2,500 sq ft detached house built 40 years ago, with brick veneer, wood frame construction, natural gas heat, a 10-year-old roof, and home replacement costs of $500,000.

Premiums are ordered according to Forward Sortation Areas (FSAs), which are the first three digits of a postal code, rounded to the nearest tenth. Premium ranges for each city are based on the lowest and highest premiums for each FSA. Ontario premium range is based on the median of all the lowest and highest premiums for each FSA.

About the comparison values

The comparison values are based on the midrange values for each city.

The formula to calculate the difference between each city is as follows:

((lowest premium + highest premium) ÷ 2) - ((lowest premium + highest premium) ÷ 2)

Example calculations:

  • Ontario midrange: ($1,875 + $2,170) ÷ 2 = $2,022.50
  • Toronto midrange: ($1,670 + $2,710) ÷ 2 = $2,190
  • Difference between Ontario and Toronto: $2,022.50 - $2,190 = -$167.50, rounded to -$168

The outlook on Ajax's home insurance premiums in 2026

Home insurance premiums in Ontario, and by extension, Ajax, are up in 2026 and are likely to continue to increase as we head into 2027.

Home premiums rose 5.8% year over year in Q2 2026 nationwide, according to the Applied Rate Index. Ontario saw an average premium increase of 4.2% year over year.

The silver lining for Ontario is that compared to Q1 2026, home insurance premiums are actually down — by 0.1%. The only other province to see a decrease from Q1 to Q2 in 2026 was Quebec, at 1.9%. The rest of the provinces saw an increase.

That said, year over year, the trend is unlikely to remain downward for Ontario.

What's driving Ajax home insurance premium increases in 2026?

A recent study by Statistics Canada shows that intensification in extreme weather events in the last six years, combined with an increase in rebuilding costs, have led to significant challenges for insurers across Canada. Here are some highlights:

Factor #1: Extreme weather intensification

Ajax has felt the effects of extreme weather firsthand. According to the Town’s Climate Risk & Resiliency Plan, the town has dealt with localized flooding (including the 2017 floods) and violent storm damage from the 2013 ice storm. More recently, the May 2022 derecho caused what local utility Elexicon Energy called the worst damage Durham Region’s electrical infrastructure has experienced, even compared with the 2013 ice storm.

As of now, there are no indications that this upward trend will reverse any time soon. Extreme weather is bound to only get worse in the future, with temperatures and precipitation continuing to increase at a rapid rate. Locally, Durham Region (which includes Ajax) projects that if emissions continue at the current pace, the number of days above 30°C will climb from 7.6 per year to 27.4 by 2041-2070, while annual precipitation will rise from about 952 mm to about 1,118 mm.

Factor #2: Surging rebuilding costs

As seen in the recent report by Verisk, residential rebuild costs in Ontario went up 23.8% from January 2021 to January 2026. As of 2026 Q1, YoY component costs are 3.8% higher across all of Canada, with Ontario sitting in the second place among the provinces at 4.4% YoY. The first spot belongs to British Columbia at 4.7% YoY.

Furthermore, due to a growing skilled trades shortage — as job vacancies are expected to climb at a rate of 13% between 2026 and 2045 — there’s a high chance that home rebuilding costs will remain elevated as well.

Factor #3: Profitability concerns

All these issues have resulted in profitability concerns and pushed insurers to increase their premiums. According to the study, homeowners’ home and mortgage insurance increased 45% from December 2019 to December 2025, outpacing even the all-items Consumer Price Index (inflation), which went up 21% over that time span.

The outlook is grim, yes, but that doesn't mean that consumers have no options. Comparison shopping is still the best way, by far, to secure a cheap premium. And like all things financial, price shopping should be a habit rather than a once-in-a-blue-moon activity.

Tips on how to lower the cost of your home insurance policy in Ajax

Getting insurance for your home is easier than it may seem. To secure the lowest rate possible, the Financial Consumer Agency of Canada recommends following these steps when shopping for home insurance.

Compare home insurance quotes from various providers.

Ask your broker or agent about bundling your home and car insurance policies.

Ask your broker or agent about which discounts you qualify for.

You might be able to further reduce your by increasing your deductible (the amount you pay toward a claim before your insurance kicks in) and by offering to pay your insurance bill annually instead of monthly.

Increasing your deductible is a great way to save on home insurance in the short term, just make sure you have money reserved for this purpose. Focusing on finding cheap quotes isn’t always a good idea. Having the right amount of coverage — now that should always be the goal.

Factors that determine your home insurance quote in Ajax

Your home insurance policy will be customized to suit your needs and the property you’re insuring.

Home insurance premiums are determined by dwelling type (is it a single-detached home, a house with a basement tenant suite, or a condo?). Insurance companies also try to predict the kind and size of claim you might make in the future.

Here are some of the criteria insurance companies look at when calculating your premium.

  • The square footage of your home.
  • Contents and quality of construction.
  • The location of your home.
  • Distance to a fire hydrant.
  • Your insurance claims history.
  • The age of your roof.
  • Your home’s plumbing.
  • Your home’s electrical system.

Your questions about homeowners insurance in Ajax, answered

What perils are specific to Ajax?

Ajax’s location on the northern shore of Lake Ontario means homeowners may be concerned about the risk of flood damage to their properties.

Flood damage is not covered by most home insurance policies, but it’s usually possible to purchase optional coverage to protect against this peril.

Insurance companies divide flood damage into a few types, including tidal flooding, overland flooding and sewage back-up (which commonly occurs during a flood). Be sure to ask about which types of flood damage can be covered if you want flood damage protection for your home.

What perils does home insurance cover in Ajax?

If you have comprehensive or “all-risk” home insurance, you’re protected against damage from all causes except those specifically excluded in your policy.

If you have standard or basic coverage, you are typically covered only for “named perils,” meaning those specifically included in your policy. Damage from all other perils is not covered.

Typical perils covered by standard home insurance include:

  • Fire
  • Electrical current or surge (check how your policy defines this)
  • Explosions
  • Lightning strikes
  • Falling objects (depending on the cause)
  • Broken windows
  • Theft
  • Vandalism
  • Vehicle or aircraft impact
  • Certain types of water damage
  • Hail, wind and other damage from severe weather

Damage from flooding, slow leaks caused by poor maintenance and earthquakes are usually not covered by home insurance policies. However, you may be able to purchase optional coverage for flooding and earthquake damage.

What perils won’t property insurance cover in Ajax?

There are some common exclusions to home insurance coverage, including damage caused by these perils:

  • Flooding and sewage back-up
  • Earthquakes, landslides, avalanches and other earth movements
  • War, terrorism and nuclear incidents
  • Criminal activities
  • Vacancy
  • Business activities
  • Home-sharing or rentals

If you plan to rent out your home on a temporary or long-term basis, if you use your home seasonally or plan to be away for an extended period, talk to your home insurance company about additional or alternate coverage options. Specialized insurance products may be available to cover you in these situations.

You may also be able to purchase optional protection for flooding and earthquakes.

What kind of home insurance do you need in Ajax?

The type of home insurance you need depends on your coverage preferences. Insurance providers offer different levels of coverage to meet different needs and budgets.

Comprehensive or “all-risk” policies offer the greatest level of protection, with higher premium costs. This type of coverage protects you against all perils except those specifically excluded in your policy.

Broad insurance coverage typically offers robust coverage of your dwelling, similar to comprehensive coverage, but more limited coverage of your home’s contents, such as clothing, appliances and furniture.

Basic home insurance usually means you’re protected against damage from only those causes specifically named in your policy. You may be able to add optional coverage for other perils through riders or endorsements to your policy.

What can you do to save on home insurance premiums in Ajax?

If you want to secure the lowest home insurance rates in Ajax, you’re already on your way. One of the first steps in finding the cheapest rates is learning about how home insurance works and deciding the level of coverage you need.

Once you know your preferred level of coverage, it’s important to shop around. Compare home insurance quotes in Ajax from a range of different providers to find out who’s offering the best rates on the market for the coverage you want. Hint: LowestRates.ca’s convenient online quote tool makes comparing the market fast and free.

If you have another type of insurance, consider bundling your policies with the same insurance company. Many providers offer discounts for purchasing multiple policies.

Ask if your insurance provider offers discounts for memberships in alumni or employee organizations, or for retirees. Some companies also discount coverage for customers who are non-smokers or for long-time loyalty.

Consider beefing up your home’s security to earn a discount. Certain security systems, like carbon monoxide detectors, externally-monitored burglar and fire alarms and deadbolt locks can earn you savings with insurance providers. Be sure to ask about your insurer’s specific offerings.

Another way to lower your home insurance estimate in Ajax is to raise your policy’s deductible. If you go this route, your premium may be lower. Just be sure you have enough savings set aside to cover the amount of your deductible in case you need it.

What are the best home insurance companies in Ajax?

There is no one home insurance company that is best for every homeowner and every type of property. But there is absolutely a great insurance product for you and your home.

To get the best home insurance in Ajax for your needs, be an informed consumer. Learn about the types of coverage available and determine your preferences. Then compare quotes to get the best deal on the market.

The best home insurance for you may be different from your neighbour’s. Insurance is fundamentally a customized product, designed to fit your property, your specific desires and your budget.

LowestRates.ca can help you find the right coverage for your needs at the lowest price on the market.

What if I own a condo or rent? Can I still buy property insurance online?

Yes. Whether you need house insurance in Ajax, or coverage for your rental unit or condo, it’s easy to purchase the policy you need online through LowestRates.ca.

We work with all the leading Ajax home insurance providers to offer home insurance, tenant insurance and condo insurance to meet the whole range of home insurance needs.
